Out of state...Columbus Ohio! Job growth, population growth, and midwest prices. Sets up a great combo for nice cash-flow. The best deals here are found off market!!

Find a mentor doing something similar to what you want to do. Once you find them, ask them directly "how can I add value to you?". In my case that was @Remington Lyman who is both an investor and Realtor. Due to COVID and online classes I decided to give brokerage most of my attention. It is tough managing being a Realtor full time and a full time student but the experience I am gaining is exactly what I needed.

I suggest looking in newer markets. Have you considered out of state investing? Finding off market deals sounds like your best option if you stay with Phoenix. Cold calling, cold texting, even working with wholesalers are great ways to find good deals off market. Typically you can access public info from your county auditor website to find lists of properties to skip trace then cold call. Or you can drive around and identify specific properties you are interested in then skip trace  and cold call them. Some investors will even cold call for rent signs to try and get in contact with owners who no longer want to deal with the hassle of leasing out their properties.

I agree, I think house hacking is a great first investment. With the FHA loan available for house hacks on duplexes, its a great way to get into the real estate game at a price you can afford. I recommend getting an agent or someone with knowledge of the area you are looking to invest in. Agents can supply you with sales comparables, rent comparables, and they have knowledge of the best and worst neighborhoods in the area. I also recommend to look for off market deals. If your market is currently hot, a good way to find deals is by cold calling or working with wholesalers (depending on your state) to find off market deals. These deals will be less competitive and easier for you to lock up! Overall, understand the numbers, and keep educating yourself on the different types of investment strategies!

Welcome to BP!! I recommend looking deep into your market and the specific strategies that can work or not work within that market. Do you have a good agent to reach out to? They can supply good information such as sales comparisons, rent comparisons, and an overall opinion on specific neighborhoods. Here in Columbus it's important to know which neighborhoods are hot and which are not, tenant quality is always a worry for investors. Remember your 1% Rule and stay discipline with your numbers! Best of luck and again, welcome to BP!!

Columbus has some great off-market deals. It's a bit competitive for deals on market right now due to an influx of investors, but there are still some good opportunities you can find. The combination of a growing population and plenty of new developments has caused investors to buy in this hot market!
