@Dennis M. thanks for your kind words lol, for reals man they brainwashed me telling me they were humble people and would pay up when they get a chance, turns out they know the system and now they getting a minimum of 2 more months for free smh, I guess I’ll take this as a learning experience.

@Richard Sherman thank you for your reply it really did help, I will be calling eviction attorneys ASAP. 

BP, hope everyone is doing good, so my question is i have this couple that are staying in my duplex that owe me 2 months of past rent and they have no plans on paying or moving out. i just served them with the 3 day notice to pay or quit. my next question is do i serve them the 60 day notice to vacate after the 3 days or should i just get an attorney to take over my case? thank you for your time.

Thank you for your time Aaron, so yes it is in California and there is no rent control, back in February when I purchase the units I did tell the back tenants that I was not goin to renew their lease agreement, I told them that I needed to move in once their agreement expired, but of course I did not do a written agreement it was all verbal. Thank you once again.

Hi everyone, so i have a mall question, i just recently purchased my first home/duplex hoping to be the beginning of my successful lanlording carreer. The duplexes had tenants already in them and i know its a high risk to buy a tenat occupy property because of the kind of tenants that they can be, my plan is to get rid of the tenants from the back unit and keep the ones in the front, lucky me the front tenants are very nice and clean people oh and they have yet to make a late payment so thats that. but the rear tenants are the people that need to move out their contract expires on September, so my question is how do i make sure they leave on time or what if they cant find another place to move into, do i give them a separate month to month contract with a higher rate, or what is your guys advice on how to handle this situation? thank you all for your time.

I currently live in a studio and finally open escrow on a small duplex in the city of Compton CA, hopefully this is the beginning of my investor career, and a successful one, any advice from the experienced is welcome, and appreciated.

Hello everyone, my name is Abel Sanchez and I'm from Compton California, I just recently decided to pick up a book by BP and found it quite interesting. from what I have learned so far I have a plan and I would love to see what other investors think of this plan, would really appreciate what you guys think.

So I have good credit a stable job but I don't own a home, I rent a small place and live with my wife and two kids. I been thinking of getting money out of my 401k retirement account and then ask my RE agent to see if he can find me a distressed duplex and finance it under the 203(k) loan. Once that duplex is habitable I cant rent the other half while I live in one. thanks for reading my post let me know what you guys think.
