How scaleable is the BRRRR method (volume wise)? eg. 10 properties per month?

And how many cycles could be done in a year in the same capital? What I mean by a cycle is from the point that you invest the capital until you cash it out with a cash our refi.

Would like to know how to train a new acquisitions manager for value add SFR acquisitions?

Hello,

I am currently looking to hire an operations manager (integrator as some my label) for my flipping business. I am doing this both as a necessity as I cant living in the US year round and also to own a business rather than a full time job.

I would like to know who had done this before and what is the process to recruit/find candidates and how to set systems in place to over see him and have them to then follow a specific operating process and procedures.

Im starting out a platform that would buy and renovate single family homes at a volume 10+ at a time.

Im looking to outsource almost all the tasks (bookkeeping, property management, renovation project management) and work with wholesalers and brokers. I however am looking to hire a full time W2 employee to handle day to day operations and coordinate between these service providers and run things generally under my supervision.

Need help with actually structuring the job description, company standard procedures, and most importantly how to find and vet this person.

Also, I would like to know generally for contracts, legal advise etc. can i use a lawyer nation wide? or one for each state? does that also depends if the state is an attorney state?

@Jayson Cain thanks for the comment, the reason I want to Brrrr rather than buy turnkey is to be able to reinvest the capital perpetually instead of having it locked up in a property

@Kim Leduff crashes take years from peak to trough, back in 08 it took 5 years from peak to trough, and only some markets dropped 50% (pheonix, vegas, and some parts of california), some markets actually didnt crash at all like Pittsburg and hunstville.

BRRRRs in my opinion shouldnt take more than a year, which wont gives you alot of time before you lose that much value, especially if you are in affordable markets that is a trait of markets that disnt crash more than 20% in the span of 5 years.

Im working on setting up a platform that would Brrrr on a large scale/volume. My goal though is to operate them as a short term (not necessarily vacation) rentals to he able to cashflow 3-5x what a long term rental would after debt sevices etc. Does this model work on a large scale?
