I am working on setting up a wholesaling compang, which will have a direct to seller marketing operation as well as a disposition part. Would like some inputs on how to find someone to run the operation as well as job description content.

Setting up an in house direct to seller marketing operations to be able to acquire deeply discounter properties to be able to complete a full BRRRR (refinancing the entire investment rather than keeping some). @Scott Trench I would suggest to add a feature where people actually ask for these things, and also even segment it by region which will be even better and organized too.

I am building a platform to be able to buy discounted single family properties at a scale (30-40 properties per month). The bottleneck in investing today in my opinion is finding discounted deals that can put me all in (including reno) at 70-75% of ARV.

What is coming to mind is that the only way to achieve that in this enviorment is to have an in house direct to seller channel rather than going with wholesalers etc.

As I have not done this before, but have capital to hire a team. What would be the way to build that in house cold calling (or whatever method) operation that would allow me to get the discounted deals and wholesale the ones that dont fit my buy box.

Currently looking to outsource bookkeeping/accounting tasks to a bookkeeper. I am realizing a difference between costs of services.

How much should it cost me to outsource to a company (not a freelancer) if i have a couple if properties. And how many hours does it reasonably take for a bookkeeper to oversee a renter property per month if I already have a property manager?
