Direct to seller operation

Hello,

I am building a platform to be able to buy discounted single family properties at a scale (30-40 properties per month). The bottleneck in investing today in my opinion is finding discounted deals that can put me all in (including reno) at 70-75% of ARV.

What is coming to mind is that the only way to achieve that in this enviorment is to have an in house direct to seller channel rather than going with wholesalers etc.

As I have not done this before, but have capital to hire a team. What would be the way to build that in house cold calling (or whatever method) operation that would allow me to get the discounted deals and wholesale the ones that dont fit my buy box.

Highly appreciate any input here.
