Dean - can you elaborate? Before I turn down would be good to understand some details.

The first million is the most difficult. After that it looks easy because the swing on the investment returns is huge. You can win big or lose big due to the swings if you are invested in the stock market.

@David Hutson Thanks for the input. I see 5 houses here. The numbers seem ok running rent to value between 1.32 to 1.5 and cash flow between $115 to $206. That's why I am wondering about some of the bad rep here.

The properties are in the 38116 zip code and I have seen mixed f/b in BP (including a shooting incident mentioned by).
