i am talking from the perspective of deals I have looked at with turnkey. They are usuallu 0.9 to 1 pct. Imagine if you make 1 pct with turnkey what you would make finding a property on your own through MLS. Much higher.

with turnkey you will not make than 1%. Try looking at MLS deals to see if you can get better numbers.

Folks - In NJ I have a primary residence, a townhome that I acquired at $333.5k in 2007 but comparables at this time are around $310k to $325k. Since I am already under what I bought I cannot justify spending another $18k in broker commission. Is it worthwhile exploring selling by myself? If so, are there any specific tips you would advise other than posting on Zillow, yard signs etc. Additionally since I want to pick up a bigger house as my primary residence for which I would use a broker, how do timing considerations fit it? I mean time of but, time of sell etc.

also to clarify I am not seeing rates anywhere close to the 4 pct the article is talking about and this is after talking to three lenders.

Folks - the rates I am being quoted on an investment property in Memphis have seemed to gone up from 4.5 pct around 3 - 4 weeks back for a 20 pct down 30 yr to more than or around 5 pct. For 25 pct down it seems to be hovering around 4.75 to 4.875. This is after talking to 3 lenders. What is your experience? Are you seeing a similar increase?

Brian - any guidance on how I could do this? I moved multiple ex employer plans into IRAs with Vanguard. Also does this apply only to regular IRAs or to ROTH IRAs as well.

Folks - as a working professional with 401k with current employer and IRAs from previous employers do I have the ability to redirect some of the money into real estate investments or is this mostly only for self employed folks?
