Hello - I am a newbie investor from NJ looking to add cash flow to my regular income. I have read the primer book on this site and listened to few of the podcasts and YouTube videos. One advise provided is to start investing close to home and later branch out to other regions. The NJ market in my opinion (i am also a homeowner here) is not very attractive from a buy and hold perspective. Can anyone suggest how I could take a first step if NJ is out of the picture and the advise is to start investing locally? I would appreciate any advise.

Hello All - I just signed up today after hearing about this site for quite some time. I just finished reading through the Ultimate Beginner's guide as well. I am interested in learning about how to invest in buy and hold properties with minimum down payment and the ability to own the properties in 20 - 30 years free and clear by renting out and letting the cash flow fund my equity in the properties. I am a working professional with a full time 9-6 job. I am also the single earner in the family. So, I am willing to learn and start slow with the goal to have a number of houses in the double digits which would be fully paid off in the next 20 - 30 years so that when I turn around to sell them, I would have a lumpsum that can add to my retirement. If this takes off well, I might also consider investing more of my time in this. I am also very interested in understanding if the above can be done in states where I do not reside because the economics in the state that I do live in (NJ) are not good in accomplishing the above objective. I will read through and start participating in discussions but I am hoping to learn a lot from the experienced folks here so that I can jump into this without being in analysis paralysis mode for a very long time. I look forward to hearing your thoughts.
