Are there specific states or locations you’re looking for?

I don’t agree with this proposed rule. Charging wholesalers $125 for each violation could be seen as too harsh, especially since some may unknowingly break the rules or make honest mistakes. This approach might discourage legitimate wholesalers from participating in the community, even if they are following the guidelines. Instead of a penalty system, perhaps a warning system could be more effective, giving members a chance to correct their behavior before being fined or banned. Also, the rule might create an atmosphere of fear, where members are hesitant to engage in open communication or ask questions.

Don’t buy expensive courses when you can learn everything for free on YouTube. There’s a lot of valuable information out there without spending thousands of dollars. I personally read 2 books about wholesaling that cost me under $100, which gave me a solid foundation. On top of that, I watched Zach and Rick’s videos, which are great resources and completely free. It’s all about putting in the effort to learn and apply the strategies.

Welcome! Wholesaling is definitely a learning process, but here are a few tips to help:

1. Build a reliable list of cash buyers.

2. Research the areas you want to focus on.

3. Get comfortable with contracts and paperwork.

4. Focus on negotiating great deals with sellers.

5. Stay organized and keep track of your leads.

6. Attend meetups (that’s where I made friends with other wholesalers and learned from them).

I’m relatively new to the real estate industry, having recently shifted my focus to wholesaling. After putting in a lot of time and effort, I was able to successfully close my first wholesale deal in Dayton, Ohio. While the profit wasn’t as substantial as I expected, the experience was definitely worth it and has given me valuable insights into the business. My goal for 2025 is to expand my wholesale operations, aiming to close more deals and grow my presence in the market. By the end of the year, I also plan to venture into some fix-and-flip projects in Central Ohio, further building my experience and portfolio (God willing). 

What are the most common mistakes new house flippers make, and how can they avoid them?
