Hey BP, I've been on the site for a couple years now along with reading literature on the side while also attending school. But I've made-up my mind I want to be a REI, I WANT THIS and willing to do whatever it takes. Preferably I'm a Missouri resident and seeking others who are in the vicinity or willing to cooperate from a distance. I know this question gets asked 1000 times, but as with any sales, you can't be afraid to ask for the business!

Can anyone give me feedback if this is a good deal or not?! Looking to make my RE transaction, if I'm not mistaken, the flip on this property could have a significant spread. Any advice, or investors/lenders nearby interested in making this happen. Saint Charles, MO.

What?!!! A guy at the gym told me about this program and told me he makes any from $500-$5000, he's gotten a $5000 check before he claims...and that they will let the inspector have any belongings that are left behind including vehicles!

Yea I'm wondering if it's worth it as a part-time/side deal.

Hey everybody,

Does anyone have experience dealing with a company called Safeguard Properties?! I'm looking to register as a vendor to perform property inspections in my area, they handle foreclosed/distressed properties.

-I just want to know what to expect?
-How extensive do they like you to go into these inspections because I have no prior experience? (Besides writing down what "meets the eye!")

Here's a property in St. Joseph, MO. I've been looking at! I wanted to get a bank loan to buy the property, and try to rent out each bedroom to college students that attend the neighboring University for about $200-$300! I would appreciate if you could give me some feedback on this decision. I'm looking to find a contractor in the area that could come inspect the place for me before I go through with the deal, in case there are some repairs needed! Here's the link below:
