Lafayette is super high crime

Check hot little markets like franklin Indiana and Columbus that are super rich in factory jobs but great areas low crime easy quick tenant fill and great rental rates

@Lauren Hogan learn from LoopNet,Facebook,realtor apps

They all have great area search functions

I can type in a city and see what’s for sale in a 100 mile radius it’s great to just see what’s out there.

Be obsessed or be average is the saying right?

Old or young there are really only a small amount of people that have that fire to fight until they succeed.

I started at 24 coming out of a signed band touring,(broke lol) no money started flipping free junk mobile homes

Bought a ferrari at 28(stupid mistake,maybe..lol)

Now own two mobile mobile home parks and rental houses plus a trucking business

That moves and sells mobile homes 6states wide.

But it’s really that be obsessed with the game of money, or be lazy and average.

I bought one like this and instead of eviction I offered cash for keys there were two families living in it so I gave them each 700$ 1400 total, got them out quick, lol.

But you have to be a good talker and be able to gauge the situation, some people are hostile some are understanding and willing to leave..

Looking for advice on financing for a 350k mobile home park that is 38 units.

What is the difference In going for a loan on a mobile home park vs a standard cash out refi type process with a bank.

Is it impossible for a normal small investor ?

I’m in Columbus Indiana which is one of the biggest job markets with Cummins diesel being a big contributor to housing needs . I don’t like b and c class neighborhoods because let’s be honest in recession contractions nobody is renting 1200-1500$ houses they’ll be coming down to 600-750$ houses and my mobile home parks, seen it happen in 08.

what kind of area in indy ? there are great deals everywhere around here but i go down to the industrial job towns south of indy they are hot hot rental markets, indy is so huge and there is a fine line between high crime areas blending with high end houses its a mixed bag.

@Jerry Padilla I plan on keeping the park paid for since I view at an insurance for my other investments Incase of recession.

My 2 small houses are 70k and 50k both bring in 650 (way below market, Columbus Indiana)

hi guys, im looking for advice on what to do. Im 31 and own a 17 unit mobile home park and 2 rental houses

i have never used banks before my credit is not the greatest maybe around 630-680 score but all my properties are paid for 

i need advice on where my net or gross income needs to be for the bank to approve cash out refi or a line of credit.

where do i go from here i want to expand and buy more rentals.

my park is paid for so I think I may just stick to that plan and stay away from homes from now on lol i get bored and impatient and want to expand into other things but it ends up biting me back
