I look at it the other way in that the seller finally gets to close the deal and get his 3%- before the owner switches agents and he gets none.  One side note is that this is a .5mil deal so a decent commision at 3% or 6%.  

Forgot to mention its been on market and a bit over priced for 3 years.  I need a little put back in the pot one way or the other to make it worth while.  In my opinion its money not expected to be on his plate as most transactions have a buyers and sellers agent- and I dont need a buyers agent to tell me what I need to offer or to help me negotiate. I'd we willing to have him act as buyers and sellers agent which Ive done in past and they usually are fine at 4.5%.  It just that Im faxing an offer over and I havent spoken to this agent before.  I appreciate your response as I havent thought of it in that manner.  Interested to hear others comments.

Hi,

I am purchasing a property without a buyers agent- I would like the sellers agent to pay a portion of the commission either back into the owners pocket or into my closing cost and down payment.  What the best way to request this on my purchase contract.  Is it better to increase my offer and request it for myself or keep my offer low and request it go back to the owner of the property.

Thanks.  I may have been able to see the place as a door was unlocked and clearly vacant:)  It was decent inside w only smells from fridge and a cat that could get out through the open garage door.  NO damaged walls.  Cant say anything about plumbing.  I took a quick look into the attic and looks good.  clothes and crap everywhere...i assume theyve been long gone.  No electric

We all love .com but it seem that these other domains are just starting up.  I heard that if you use a domain like .forsale, then your site will be higher on google or zillow.  Anyone have any thoughts.  For me I think my website will be mainly on links, cards, flyers so I am ok not having a .com and prefer to be higher on the google searches.

Do they sign an agreement cash for keys.  lets say they agree to give me keys prior to auction and then I buy the damn thing and they change their mind...or keys and out prior to auction.  Again, you never know if your going to end up winning the auction or not.

Hello,

You're at the right site. Ask lots of questions.   Ive been more of reader than a poster.  Be leery of anyone sharing advice that is not in your area.  Also be leery of folks trying to get to consider alternative outside of your comfort zone or general knowledge.

I agree w teaming up w someone local if you can.  Kudos for thinking ahead.  When I was 22 that was not my first thoughts.

Try looking for something in your area- I assume broward. I like the thought on SFH over apartment and definetely over the condo- HOA are outrageous. If your set on college apartment idea there are plenty of state school that have decent needs all over the state and prob no reason to look into UF area unless you find a partner up there you can trust.
