Requesting the 3% buyer agent fee for closing and deposit-

Hi,

I am purchasing a property without a buyers agent- I would like the sellers agent to pay a portion of the commission either back into the owners pocket or into my closing cost and down payment.  What the best way to request this on my purchase contract.  Is it better to increase my offer and request it for myself or keep my offer low and request it go back to the owner of the property.

@Chris K. hmm, yes I see your point. but I was thinking more along the lines of the buyer getting a lower price but the seller still getting what they had hoped for from the transaction (and meanwhile the agent gets what they were expecting, too). It seems to me that what Aaron was suggesting was still a win/win/win. True, it's not his responsibility to see that the seller gets more but if the seller really needed to clear $97,000 rather than $94,00 then it might be the difference between getting his offer accepted or not.
