 1 mill, you can get about 20 props SF, duplex, Avg SF about 110- 11k with 1300- 1500 in rent, Duplex 120-125kish, with 1800- 2k in rent. I have seen others get them with seller financing, about 45kish down per property. Im closing in the next couple days on two more SF and a duplex. both SF all in 75k each rent will be about 1500, value about 115- 120k, Duplex all in 90k with 1800 rent. Great numbers. Best part I do all this from the beach in FL about 1.5 hours north of you :)  


 Those legit?  90k for a duplex rents 1800?  1970 trash w 10k maintenance or nice properties?  Seems unreal. I’m gonna pm you. Would love to chat. I’m in sf other coast:)

I’ve done year leases with verbal intention of longer leases(as one said above as long as no issues).  They’ve been my best tenants and have been there 5 years. I would have inc rents but they’re that good of tenants( and they watch my dogs when I go out of town which is priceless). I may lose a few thousand but if your vacant a month it’s a wash and I never worry about the house or if the checks coming. As in verbal intent all my tenants have an end of lease date but I check in w them a month or so prior as they usually want to stay another year or 6 months. When I’m about 2-3 weeks prior to move out I relist. Usually I’m vacant like one day.  These are all 400k homes.

Brooksville and Spring Hill were My home town and visit every months or so. 2 hrs south now. Welcome. Would be great to meet up next visit into town.

I’ve got a rental property worth about 600k that I rent out for about 3000 a month. The main area is tiled but the bedrooms are carpeted. I was going to put in the luxury vinyl but I was speaking to somebody yesterday and they said the tile wood is so much cheaper and hardier. Opinions. 
they sort of convinced me that it would be better for resale also. And the tile is much cheaper to install and to purchase.  Built in 2005 so I don’t think I could match it to the main area tile and I don’t think I want to. Carpets pretty damn cheap too so that’s also a possibility but I’m leaning towards the other two products. Probably discuss somewhere else in bigger pockets but Tran’s new change over the time so just wanted to see if there’s a new take. Thanks.

Got any ideas for a smaller scale?  How about 22 unit. Want to come to Florida?  Need to get an expert on the builds.  How’s idea going?  Like the ideas. Was looking into but smaller scale.

I was looking to see if anybody had any good experience with this company. Seems like there are no reviews on Google and really none on BiggerPockets. I looking for a few honest opinions. All I see is bad reviews from better business bureau.
