Post: New Investor House Hacking in Atlanta

Hi Everyone! 

I am moving to Atlanta for a year for work and I'm hoping to invest while I'm there. 

Ideally I would house hack and have some kind of additional unit to rent while I'm there. But I'm also open to just finding a SFH that I can fix up while there and have a cash flowing rental when I leave.

I will be working in East Atlanta and would love to be close to there if possible. 

I'm very new to the area so any advice or connections would be greatly appreciated. 

I'm especially looking for an investor friendly agent who I can strategize with and start figuring out my options.

@Julie McCoy @Allen Tracy @Jackie Martinez I'm so glad this became a little film crew meeting post! I completely agree with all of your points. I can definitely see some set burnout on the horizon haha. I think it would be great to be able to use Real Estate to at least take a little step back and not feel like I have to jump from show to show all the time. That's great that it's working for you guys! Also, Julie, I used to spend summers as a kid in the smokies so that's always been on my radar. I'm super interested in that market. Maybe we could all do a little film crew real estate lunch or drinks sometime if we're all in town at the same time?

Hi all! 

I'm interested in doing a House Hack in a market with strong airbnb potential as my first deal (Joshua Tree, CA to be specific). 

Ideally, this would be some kind of duplex/small multi family. 

I'm hoping to be able to use a 3.5% down FHA loan. My only issue is that I travel frequently for work (10+ months per year). This property could be my permanent address on record but I wouldn't necessarily be there often. I would like to then rent out the other units and airbnb my room or unit while traveling.

Would this violate the terms of the FHA? If not, what would I require to prove that this is my primary residence?

That's an interesting idea. Although at the moment I'm traveling 10+ months per year so I probably wouldn't be as hands on as I should be. Thankfully I'm also not paying rent anywhere at the moment which helps. 

Post: House Hacking / FHA Loan with a Nomadic Lifestyle

Hi all! 

I am currently strategizing how to make my first deal and how to make it work with my lifestyle. 

I'm drawn to House Hacking for the chance of using an FHA loan with a low down payment.

My issue is that I travel nearly full time for work. I haven't paid rent anywhere for the last 3-4 years. My work requires me to move every 3-6 months and provides housing that is rented by the company. I current use a family address as my primary address and all mail is sent there, so its as close to a permanent address as I have. 

I am currently interested in a market with strong Airbnb/Vacation Rental possibilities. When I'm not traveling (usually 2-4 weeks at a time, a couple of times per year) I could see myself blocking out the availability of the property (or at least a room) and staying there myself. Would I be violating the terms of the FHA loan if I used the house as my primary residence for a year but I rarely live in it?

Hi Everyone! 

I've been lurking the forums and listening to the podcast for a while and I feel like its finally time to jump in. 

I work in Film and TV Production and travel pretty much full time for work both in the US and around the world. Los Angeles is my home base when I'm not traveling. 

I feel like I'm finally getting to a place to begin seriously working toward my first deal. My focus is primarily on getting a Single Family Residence to buy and hold in an out of state market that makes sense. I'm also opening to something a little closer to LA such as the Joshua Tree / 29 Palms Area. 

I clearly have a lot to learn and I'm excited to join the community and get involved with any kind of networking, advice, meetups, etc that I can!
