I met with an owner of a real estate brokerage recently about joining their team. I have known this person for quite a few years. They sold me my first home in 2005. A little background and my question is this. I'm really not interested in the retail agent space but will work in it for reasons of making money as much as possible networking building a client list but my end goal is to be able to find and sell my own fix and flips. I haven't broken down my long term business goals with the owner yet, but briefly spoke about wanting to fix and flip in our meeting and they were ok with it but I'm sure they don't have anyone in the office doing this so not sure how to approach this agreement with them moving forward. They mentioned we would have to talk more in detail about it if I was doing a lot of them. Obviously you have your standard office commission breakdown for office fees, E&O, L&I etc until you reach your threshold and from there collect 100% of your commissions. Not sure in other states but in Washington to sell real estate you have to work for a brokerage, or have worked so many years in the business and then take the state owner test to operate on your own etc. So my question is how should I approach this with the owner? I would like to get this in some sort of a contract with them to operate under their name so I can sell my own flips. I am assuming I will also need my own separate business license , insurance etc for the flipping investment business correct? Any help, thoughts or comments on how to navigate this moving forward I appreciate it!

I liked it, it was a fun listen and very informative as well as inspiring! And I loved the H.U.S.T.L.E. acronym. I am very interested in learning more about systems, what people are using to make their day to day easier.

Hey Boe, nice to meet you thanks for posting on my thread! I am interested in out of state as well, but I need to narrow my focus and get to work before I go off on to any more tangents! Ive been stuck in analysis paralysis for awhile now...

Hi Daniel, thank you for the input! I totally understand that. That is what I meant without getting too specific and long winded. I want to start with flipping and as I move forward with investing experience and hopefully relationships it will lead into other avenues.

My name is Aaron Kramer, I am from the PNW Arlington Washington, that would be around 47 miles north of Seattle. I am a 40 yr old inspiring entrepreneur and investor. I am married, and we have a blended family with a total of 8 kids, (Yes, I said 8). 

I have been obsessed with real estate and investing for a long time now. I absolutely love bigger pockets, i think it is the best source and pod cast out there!

My goals are to network find friends, and partners and learn from all of the awesome successful peeps here on bigger pockets. I would like to learn from your systems and put them in place as I grow so I to can be super actionable and get to my end results. 

Long term I want to build a legacy with my family, and teach my kids how to do it themselves as well. I want to replace my income from my job, and build on that so I can "retire" early and really focus on the things that matter to me.

I have construction experience and love building so I would like to start rehabbing and flipping to build up some capitol (not meaning actually doing all of the work myself but...) and get some rental holds under my belt and move into some multi family etc. Really interested in air bnb as well.
