Thx for the feedback. Quite a few of the deals I've looked at come with tenants so I would think so and there's a mixture of homeowner and rentals in the area. Guess I'll pull the trigger on one and use that back up plan you suggested Terry Evans if things don't pan out.

I need some good advice. I've been coming across quite a few 2 bedroom properties and the sellers are very motivated. They are in decent areas and the numbers look good from a buy and hold stand point so these properties seem like they could potentially be good rentals but...all I keep thinking is that rule I was told years ago that no investor is going to want a 2 bedroom. I'm afraid to put them on contract for fear I wouldn't be able to find buyers for them. Is this fear justifiable or should I just go by the numbers and if they look good then it's a good deal?

I'm actually a new wholesaler investor here in the Detroit area but I've lived here all of my life and I have noticed a lot of the buyers I've connected with don't want property in the city. I know for a fact that there a LOT of nice properties in decent areas with deep discounts in Detroit that would make for good cash flow but have been curious myself as to why these investors say they want to stay clear of the city. Is it because they don't know these areas well enough to be confident or is it because they have the capital to spend more for the property outside of city so they feel they don't have to bother? Because I am new to this I myself am curious and it would be good info to understand the mind of these investors.

I'm wholesaling in southeast Michigan and I want to make sure my contracts are good. Does anyone around know a good real estate attorney that can review them and what can I expect to spend for that service?

I appreciate all the input. I can say that one thing I have learned from all of the resources I've looked into in both real estate and in life in general is that there is a consistency with having the right attitude and having the determination to just go get it. Not letting the obstacles or potential challenges stop you because if there is a way to succeed at anything you won't find it if you let those obstacles discourage you. Pretty much every investor that is succeeding in this business all possess that same attitude so I think there is much to be said about that. Thanks again for the feedback. Hi BP. I'm a fairly new wholesaler and I've done a few deals to get my feet wet but in the process I've noticed there are plenty of wholesalers in my market and I've heard much talk of overcrowding sometimes in markets. Is there a such thing as "not enough of the pie to go around" with wholesaling and if so what are some good strategies to still have success. As always I like to look at other wholesalers as potential partners but everyone doesn't see it that way unfortunately. Any advice or input is appreciated.
