Looking to Wholesale a 2 bedroom??

I need some good advice. I've been coming across quite a few 2 bedroom properties and the sellers are very motivated. They are in decent areas and the numbers look good from a buy and hold stand point so these properties seem like they could potentially be good rentals but...all I keep thinking is that rule I was told years ago that no investor is going to want a 2 bedroom. I'm afraid to put them on contract for fear I wouldn't be able to find buyers for them. Is this fear justifiable or should I just go by the numbers and if they look good then it's a good deal?

Congratulations on finding some motivated sellers. Do you know if that particular area is renting well? I wonder if there is a landlord in that neighborhood that already has a couple rentals...

I'd go for it. Worse case scenario you wind up referring it over to a realtor for an MLS listing and get a referral fee if you can not find a buyer...
