Makes sense. The BPO should be in soon and the investor is an hour and 15 away. Close enough I think to have a finger on the pulse.

Hey BP - I'm looking at funding a flip in Canon City through a HM lender and am just wondering what others in the area are experiencing there. The borrower has one exit strategy: sell. I've got data on the market but the sample size is so small that it's a little difficult to analyze the viability of the deal. Anyone out there having good luck (or bad) with flips in Canon City?

@Rick S. - I've decided not to invest in Pueblo at this time although I think there are plenty of opportunities there. I'm also not aware of any formal meetups in Pueblo, so you're probably more likely to hook up at a meetup in the Springs.

Just curious - are there any active and experienced Note investors around here...or at least in Colorado? I've made some good connections with investors in other states but am wondering if there are any local JV partnership and/or mentoring opportunities. PM me if you want to chat or know someone who might not be on BP. I'm active on the Notes forum and haven't seen anyone so I thought I'd try here.

Rivy S. In the middle of stressful situations or when facing crossroad-type decisions (RE or otherwise) we are always challenged to consider what it would look like to move forward in faith. For us, it took a lot of faith for my wife to forgo a salary and stay at home with the kids. For us, it took a lot of faith for me to step out of my soul-killing job and not know what I was supposed to step into. For us - although the possibility of financial freedom is very appealing - it took a lot of faith to not pursue it at all costs. We are pursuing REI knowing that financial freedom would be great but that it isn't the most important thing. Faith may or may not look anything like this for you.
