Post: Long term rental repairs

Got this question from a friend:

“If you bought a house built 25 years ago. The plumbing could be okay when you buy it, but in 15 years it all needs to be replaced and that’s a huge expense out of your pocket.”

For all long term investors. Do you do frequent inspections of the foundation, plumbing, electricity, HVAC, and roof on your rentals?

What do you do to prevent these huge expenses that can kill a deal? (Other than factoring in capital expenses towards cash flow)

Any advice helps. Thanks!

If you have the time, I want the good and the bad. What has the investment been like for you? Easy to manage? Easy business model to run? How do you get tenants in and out?

Just need help running numbers on a HM loan deal.

Trying to figure out all the numbers. How much I'll be out of pocket, ARV, etc.

Can anyone explain the easiest way they do this?

Where do landlords get their lease documents? Do they have an attorney write them up, a property management team, or write them themselves?

Thanks!

I've been looking into a career change for quite some time. Hopefully one that will propel me further into my real estate goals. I know most will probably say any type of lending/financing, but I do not have a background for that. I am currently a real estate agent, and I work a salaried position as a strength & conditioning coach. I want to get into something to learn and grow my career as a real estate investor. I would love to hear everyone's suggestions.

Thanks!

Just curious about people's experience with Hard Money Loans. I want the good and the bad. I've been thinking about using one for my first purchase of a small single family. Please let me know your thoughts.

Thanks!
