To many properties not enough money.....

I’m stuck. Well I think I am. Trying to find private money, and trying to find ways to approach people I know about what I have been doing in the rental investing world. I’ve bought two duplexes and a four unit since Sept. of last year. I’ve used my home equity line for down payment and conventional mortgage for the balance. Running out of my equity line and I have two potential off market duplexes coming up. Also a potential investor looking to sell his portfolio. And also a couple properties here just hitting the market both triplexes. Options, ideas, input.
