Terrance Niles definitely something to look into. Not sure how financing works with modular. My exit strategy would definitely be to sell the community as a whole to another investor. Wouldn’t sell them off individually.

Chris Isaacson you may be right about the timeline but we’ll see. The county said it could go as fast as a few months if everything goes smoothly but we all all know it’s not likely 😄 As far as expenses, I have an architect friend who has a past doing projects like this. He said he would take it on for a fee so I was happy to this portion of the project off my plate. 1400 – Preliminary Short Platting Services 2250 – Boundary and Topo 1965 – Preliminary Short Plat Map 7,865 – Ready for preliminary short plat submittal 350 – Tite Report, Mailings, etc. 4950 – Spokane County Preliminary Short Plat Fees 950 – Spokane county Regional Health (may not need until final SP) 6,250.00 – Fees needed to submit preliminary short plat 2250 – Geotech (needed for design, held 2250 for construction inspection) 11550 – Site Design (held 1000 out for construction observation) 13,800.00 – Fees to develop design and construction drawings Remainder for inspection, certification, and final platting. Total is about 40k to have it ready to build and get finals at the end. Hope this helps!
