If you anticipate using your VA loan, why not purchase a four-unit property and rent out the other three units? Once there is enough equity, you can refinance it on a DSCR or Conventional loan so you can use your VA entitlement again to purchase your SFR.

Another option is to rent it out, take out a cash-out DSCR loan, and invest the cash in another investment.

There are both Conventional and FHA rehab loans available for owner occupied properties.
