Curious to know what the process is to pull something like this off. One of my current projects is turning out to be one that I may need to do this on in order to make my numbers work. I'd be converting to townhomes/condos and selling each unit, as opposed to renting as a duplex. Any advice on the process of doing this would be much appreciated. 

I am getting ready to do a full gut on one side of a duplex I just purchased. What are some things we should keep in mind before and during the gut? One thing I found was what seems like old blown in insulation in the attic. The home is aroujd 100 years old. Is there a danger of this insulation being asbestos? I'm not trying to spend a ton of money on this rehab, but if there are any potential issues like this we would run into, would love some advice to know how to handle them. 

@Chris T. Appreciate the response. Have you ever done this before? Or known someone who has?

Lots of great insight here guys and gals. I really appreciate the wisdom you've shared. I do really like how easy it is to find recent sold comps on Zillow and to see what the square footage is. 

I have another related question to this. Do you find that the overriding factor for appraisers is square footage or number of bedrooms? Or do they have some way they offset their calculations when determining value for a deficiency in one of these areas?

Was talking to a lender friend earlier who said Zillow Zestimates aren't trustworthy at all as they don't factor in REO sales.

So aside from performing an actual appraisal or BPO, what are some good rules of thumb for estimating the true value of a property? 

I'm looking at rental properties inside the city limits of Columbus, Ohio in the Zestimate range of 50-80k, but listed for sale far below that, and I'm curious what values would actually come out in an appraisal.

Thanks @Jesse Vega. So I'm assuming all title insurance takes care of any outstanding liens like I shared?
