How to convert a duplex into two townhomes

Curious to know what the process is to pull something like this off. One of my current projects is turning out to be one that I may need to do this on in order to make my numbers work. I'd be converting to townhomes/condos and selling each unit, as opposed to renting as a duplex. Any advice on the process of doing this would be much appreciated.
