I'm looking at a foreclosed duplex listed via Auction.com and it's showing two outstanding liens in addition to 4 mortgages in its history. If I purchase this property, am I required to pay the outstanding liens or is this something the seller will pay?

Curious how you would advise someone who has a low valued SF rental home, free and clear, to be able to pull cash out. Say you have a group of properties that fit this criteria, what would be the best way to pull cash out? -Homes valued 50-75k -Cash Out desired: 40-60% Is this doable with an individual property like this? I've found many banks will only lend a minimum of a 50k loan, which is outside most LTV. If it isn't doable with an individual, could you bundle properties together somehow, like in a trust or some other vehicle, to reach the minimum required numbers? Thanks for your help
