To build off of the great advice @Mike Cumbie provided, Put yourself in the lender's shoes. If someone approached you asking you to fund a deal for them and they had no job, bad credit, and no experience what would you say? What would you want from them to show that they would make a solid partner in that deal? Build off of that for yourself and approach a lender with confidence in whatever it is that you would bring to the table!

I am a huge fan of Simon Sinek and while his books are not real estate based they will give you insight on management and your own personal growth "start with why" and "why leaders eat last" had huge impacts on my personal and professional life! I highly suggest giving those a try!

Hello BP'ers,

I am working with my real estate agent and we are ready to buy and flip our first property! This is very exciting! We are interested in utilizing Private and/or Hard money for our first venture. My question is, what is the best approach in searching out hard money in our area? Or, do any of you awesome professionals have any contacts you would suggest?

I love this strategy Tim, it is exactly what I do with my current situation! My landlord is very old and was having a difficult time keeping up with the property so he said if I would property manage it for him I could rent out to tenants of my choosing. In this 3/2, I live in one room and rent out the other furnished rooms at a rate that covers the mortgage plus all fixed and variable utilities.

This is a nice source of income and expierince  for the new to the industry investor that has yet to purchase their own home, I.E. Me! Love the post, thanks for your breakdown!
