As you read above, the information you can pull from this community is incredible. There is an answer for every question and the best part is most are answers from others who have been in that specific situation and either made the right or the wrong decision and you get to learn from that!

I love this community and what it represents, Kind, Friendly Helpful.

What interest you most in RE? Do you have a path you are working towards or just trying to learn as much as possible? It can be daunting, all the information that is. Find what works best for your lifestyle and pursue every word of information you can find on that topic and in no time you will start putting successful deal after deal into your ever growing portfolio! I have had conversations with both my landlord and his wife and they both allude to the fact they have no heirs... They have not specifically said "We have no heirs", however they imply it. I really would love to help them in this time (Assuming medical bills are adding up), however I'm having a hard time communicating with them and I feel that my landlord's wife is overwhelmed with caring for her ill husband at her age (Which is completely understandable).

Ultimately I can do what's best for me, get a lease signed to protect myself in case of a passing. I can also look to take up residence in my own home. I would just like to be able to assist them with their investment they have held for years, their financial situation, and allow them to release the stress of owning property at their age (Late 80s).

I'm just personally having a very difficult time creating the best approach for them to have the best outcome.

In the end if it's too complicated for them and not worth racking my brain over I'm OK with that, I would just hate to see them let their investment basically dissolve due to unfortunate life circumstances.

Hello all,

I have a unique situation.

I have been renting from the landlord for 5 plus years now and the reason I have not purchased my own place is simply my landlord is very elderly and knows he can rely on me to take care of his investment. 

He made me the property manager of the house and now I rent out the additional rooms at the rate of my choosing. I have a lease with my tenants and I am their landlord. When any damages occur or upgrades are to be done I front all the money, complete the project, and forward receipts to my landlord who in turn cuts me a personal check. 

The home is a 3/2 and the original rent amount is 900 plus utilities. I charge my tenants 650 each for everything included and a furnished bedroom so I end up with a 100-200 dollar cash flow each month (depending on utility fluctuation) 

So all major repairs being paid for by landlord and cash flow to me you can see why comfortable staying here. 

Now for my question. 

Both my landlord and his wife have a lot going on with hospital visits, heart surgeries and him having Alzheimer's disease that they do not mentally care any longer for their investment. 

I offered to purchase the residence from them and the response was negative stating "we just don't have time for banks or lawyers." I sympathize with them and thought I would approach them with owner financing with a 5 year balloon. Again that response (when I actually received one) was a no. I assured them nothing would change monthly for them and it was a 5 year plan for them to move on from their investment. I honestly don't think they comprehend. During our conversations I am interrupted numerous times to the question "I'm sorry I get confused real easy...who is this?"

I would like to purchase my residence (not with conventional bank loan). I'll do all the leg work so they do not have to be confused or overwhelmed from it all. 

This has been going on for about a year now and getting worse. 

Is it worth trying to purchase? Is there a more creative/easier way to assist them?

Should I just move on and purchase my own place utilizing an FHA.

They have no kin and I currently do not have a lease with them, haven't for 3 years.

Welcome @Mark Aguilar and congratulations on your decision to pursue RE! In the beginning it's very easy to become overwhelmed with all the options, ligature, and deal analysis. While all of these are vital for many different reasons my suggestion would be to find what really fits YOUR lifestyle.

There is no wrong or right with which direction you take in RE (As long as you do your due diligence of course) just as long as it fits YOUR lifestyle because in the end you need to be happy and confident in what you do and not try to pursue someone else's  direction simply because they have had success in it.

One of the best ways to really gain the knowledge you seek is after you pin down you niche really reach out to those in that specific field. I like to talk with people on my level because it's comfortable and encouraging, however I will always first seek out someone who has had success in their time. They are the ones to learn from.

Find any REI clubs, Forums here on BP, and don't be a stranger to anyone who wants to talk because one single sentence may open up a world of possibilities you've never even imagined!

I'm excited to see your stories in the success section as I know you are going to do very well for yourself!!
