I have recently been looking through the Jacksonville forum for Property management recommendations. I have seen RDS residential group, Exit Real Estate, River City Management, ProSource Realty, Rental Partners Property Management, and Suncoast Property Management all previously listed as potential leads. Wanted some insight if anyone can PM me with good or bad for any of these property managers, thanks and hope this saves others the time of finding the full list through multiple threads. Any advice to a new investor is appreciated!

I have two SFH and rent one which cash flows, planning to rent my current home when I move. Looking to branch out to a duplex/quadplex and am working on saving the money to make a move in that direction. I work a full time job and am busy but I am willing to devote my available free time to learning how to make my next purchase in the multi family realm, I just want to take this step with knowledge and experience I can gain from those who have been there and done it. I am interested in cash flow and a buy and hold strategy, not flips.

I am looking to gain knowledge and experience and would like to potentially work for free or meet up on a semi regular basis with experienced investors, especially contractors and realtors who actively invest or older wiser investors who simply want to share what they have learned and offer advice. I listen to the BP podcasts and get quite a bit out of them, now i'm looking to gain the next level of knowledge. If anyone is in the Jacksonville area I would be happy to meet up!

Now that I have come out as a "real estate investor" some companies have solicited via LinkedIn and I wanted to get opinions. Seems they are private money lenders looking for business and I wanted to get feedback on the opportunity they provide (especially with consolidation). Here is the sales pitch "The company I work for is an asset-based lender that offers competitive rates and closing certainty, having closed more than $2.4 billion in loans for nearly 20,000 properties in the last 2 years. We offer flexible products that are custom-tailored to residential investors – from a single-asset to a portfolio of properties – from $75k to $100M." Company is called colony American finance

Was not planning to live on the property, I'll have to shift my timing for that to work out so I may wait on it, seems like it will be better to be patient and do a future house hack once I am already set to move. Thank you for the info
