We are having a Northern Kentucky real estate investor meetup on Tuesday February 7, 2017 at the Campbell County Library in Newport.

Our meetups will be regularly scheduled on the first Tuesday of each month and locations may vary depending on availability of space. See the attachment for our topics for the next few months. Invite your friends to our meetups and to join our facebook group.

We have had 2 Northern Kentucky investor meet-ups this year and I want to bring more to our meetings. I am looking for 1 Accountant and 1 Attorney who we can invite to our next couple of meet-ups in NKY. Please post your recommendations as a reply to this thread. 

If anyone can recommend these professionals it would be very helpful. It is required that these professionals have knowledge around:

Accountant
Tax strategy for buy hold/buy flip investors
Knowledge around Corporate structure and taxing (C-Corp, S-Corp, LLC, etc)
Knowledge around 1031 Exchange procedures
Must be looking to grow their business and add new investors to their client base

Attorney
Must have knowledge around real estate laws (Eviction, Fair Housing, Contracts, Leases, and Title Issues)
Knowledge around Corporate structure and taxing for real estate investors (C-Corp, S-Corp, LLC, etc)
Knowledge around 1031 Exchange procedures
Must be looking to grow their business and add new investors to their client base

Welcome James & Laura. First, good idea to go ahead and get connected with an agent (and I am glad to hear that it is a KW agent). Second, finding bigger pockets is something that will help you immensely understand "house hacking" and help plan for future investments. 

I can recommend having your agent set you up on MLS alerts so you BOTH receive listings for small multi-families as they hit the market. Northern Kentucky Association of REALTORS is about to switch over to a new MLS system and many people who are receiving alerts will stop getting them, so make sure you're set up in both the old and new system so you don't miss out on any new listings.

Next, I would make sure you get SPECIFIC on the locations you want to buy multi-family property. River cities are hot right now with Newport, Bellevue, and parts of Covington riverside. Some areas are still stale and you're probably already aware of the good/not-so-good areas.

Great opportunity for a flip or fix/rent scenario. Updated electric, HVAC, Windows. Off street parking. Currently rented with vacancy sometime in November. Mostly needs cosmetics. Used to be Duplex and one room upstairs is plumbed for kitchen if you would like to convert back to duplex.

Look into Spring Valley Bank in Cincinnati. Good rates (for HML) and low closing costs. They'll lend up to 15 months as well.
