@Anthony Angotti, okay I understand. It seems like at that point you might as well just go to your tax assessors website and find your way from there for free if you're going to have to scrub what could be a lot of properties. I guess it's all relative on how much money vs time you're willing to spend. Thanks though.

How good/ accurate are websites like listsource that you can buy different lists from the market to? Because I briefly pulled up one of those sites, I think it was listsource, and put in my criteria for absentee owners. Before purchasing the list it asked me if there were any addresses that I would want to exclude. So I went and looked at some of the addresses and typed them into my local tax assessor office and not only did some of the not come up as being homestead and not absentee, some addresses it gave me were far from the 1 mile radius that I chose initially. Makes it seem like the lists are loaded with random addresses or I typed in something very wrong. Anyone else notice anything like this?

So I am an aspiring wholesaler and I have been driving for dollars and will begin building my Buyers list soon, but I've been thinking about something. I'm not an agent so I don't have access to the MLS which I know is the best way to find comps.. so is there a similar way to find houses that have sold and all the specific features about them? And if not and MLS is best (which I've heard often) how would I give an agent incentive to help me pull comps for properties so that I will know what to offer? Because if I am wholesaling there wouldn't really be any commission for the agent since I'm just transferring the title rather than traditionally buying and selling. Could I just say "hey if you pull all these comps for me and I end up getting a deal out of it I'll just give you X dollars"? Any tips for this would be appreciated thanks.

Is there anyone around the Columbus Georgia area or Auburn/Opelika Alabama area.. or anywhere in between.. that knows of a HML or portfolio lending bank that works with first time flippers? Thanks.

Hi, I was just wondering how you can go about finding out if homeowners in your searched area have equity in their home, and how much. I just listened to I think podcast 81 and the guy suggested using list source to figure out a lot of information. Has anyone ever used it? I used my city and tried to figure out how much % equity homeowners had. It said that out of about 3,000 people the unknown amount for the equity % was about 2950... So that's clearly not very helpful. Is there a better site or an easier way? Thanks
