Nate Hawkins are you talking about trying to go to people house to try to make them some sort of offer or deal to try to get to them before the property goes to sale? If so I want to talk to you about that because I had just recently thought of doing that in my area and am trying to figure out exactly how I can go about doing it.

Would it be fair to assume that most properties that go to tax sale are owned free and clear vs having a mortgage? Because I don't see how/why a mortgage lender would allow a property that is delinquent to go to auction when they could just pay the taxes themselves and foreclose on the owner to protect their investment. I guess this is assuming there is an escrow account though, which I also assume most people have rather than paying everything separately. I don't know what a scenario is where the bank is better off letting a property go to auction..

Kiet Nguyen ok I understand. So I am guessing I would need to do a title search on whatever the property is that I am interested in? Can you do title searches on any property? Also assuming that the other lien costs and cost of foreclosure were low enough- I could still go through with my plan if someone was willing right? Also also, do invest mainly hoping to get the property or the 20%?

@Bob B. If there were other liens on the property would I be able to pay them off and then continue with my original plan? Assuming that the numbers work out and they don't owe $200K to some contractor?

@Roman M. That is a good point I did not think of that. But what you explained with the deed going to me and them signing a lease.. who would I have to go to to make that happen? An attorney?

Also I know that if there is a mortgage on a property and it goes to tax sale, the winner of the sale wouldn't have to pay the mortgage- they would just deny the redemption and then they would have the property free and clear. Do you know what would happen in my scenario if I ended up with the deed and the owner did not pay me back? Would I assume the mortgage, or would it go away? Or could I get screwed and the mortgage company say that all of the remaining balance is due now that I am the owner?

Hi everyone. So I live near Georgia and am interested in investing in Tax Sales in GA counties. I know basically how everything works but I had an idea/question and I would appreciate the feedback.

So I know in GA once a property goes to tax sales for delinquent prop taxes that the owner must pay the winner whatever their bid was plus 20% within the year. So if someone's property was worth $100,000 and they only owed a couple hundred dollars in taxes, and it went to auction, it's possible and I imagine likely that someone is going to bid tens of thousands of dollars. Because why wouldn't they? They could get a great deal on a property or a great return on a nice chunk of money.

Assuming everything that I just said is accurate, my idea is to reach out to these people who owe money on taxes and are soon to have their property sent to auction, and find a way to construct a deal with them where I put a lien on their property-  pay their property taxes but still demand a certain interest rate or return back- and also make the time similar to Ga law or possibly shorter where if they don't pay me back the amount I can seize their property.

So an example is someone has a $100,000 property- owes $1,000 in delinquent taxes- Its going to auction soon- I step in and say I will pay their taxes but I want $5,000 with a year from now or I get the property.

So the idea is to make a good return on my investment while saving people from the bigger dogs just around the corner.

If this is possible how would I legally construct it? Who would I need to talk to?

I hope I worded this well enough for people to understand and thanks for any feedback.

For anyone who has experience with purchasing tax leans I am in the beginning stages of evaluating some from the local news paper. After digging I found that the current owners of the home are living in it as well. They are delinquent for 2015-2016 taxes, but they paid all their taxes from 2004-2014. I am just wondering what the common outcome of this might normally be? I assume that they must have a decent amount of equity, and would probably not want to lose their house..however I do not know their situation so its hard to predict the outcome. I know to plan for the scenario that you end up with the property, but I still would like to know how likely it would be in this instance. Thanks

This may be a dumb question but I am wanting to know how to find the address to a property through the Parcel number that is in the listing for a tax lien. If it is state specific I am in Georgia. Thanks
