So with this being my first experience in having to replace an old boiler, I was surprised to find that this is standard practice.  The problem I have with it is that I have no way of knowing if the discount they're claiming to offer will be equal to the amount they're going to get for the copper.    So, what I've done to make myself feel better, is to have my plumbers remove it.  They removed it for for free, since they know they can scrap and make the money that way.  This way, there will be no grey areas in regards to the so called discount these companies are claiming to offer to remove and install the furnace I'm replacing it with.

What are your thoughts on this?

So I just found out the boiler in the home is cracked.  Bummer.   I  got a quote for the conversion boiler to furnace, but when I asked about keeping the copper in the home, the price went up 300 bucks. Huh? This particular company claims to offer deep discounts on the removal of the boiler/radiators but in exchange, they're going to take the copper and scrap it and get who knows how much for it.

Anybody else dealt with this scenario?

Thank you Edward for you post.  You are right, it is up to us to rebuild these communities and why not.  Everybody wins.  Some of these communities like the one I've just invested in, have neighbors who have been there for years and years and they are just sick about what has happened to their community.  They are happy to see SOME investors come in and rehab these properties.  However, they don't want to see investors come in and become slumlords.  My new neighbors are people who take care of their properties the best they can and that pride shows.  I've already told them they don't have to worry about how I plan to care for this home, and boy you could see the worry leave their faces.  I will be particular about finding tenants who share that pride.  I am not all about the money I mean at this price point you really can't be.  It's important to me to take these homes and turn them into something my tenants as well as the neighbors will be proud of, one property at a time.  I'm excited and if it weren't for these cheaper properties, I wouldn't be able to invest and I'm going to do my best to help beautify these neighborhoods.

Great News.  A neighbor who lived on the block who is also an investor with 20 homes in the area just called and told me to stop tripping, lol.  He said a sewer line was installed in my garage years ago, and the concrete floor was never repaired afterwards.  Whew, no sinkhole after all.  That's another wonderful thing, the neighbors on the block are great folks!

Oh wow Pyrrah, you live in Japan!  Well it's great you have your daughter to handle things on the ground for you in Georgia.  I looked into tax sales a while back, and I'm sure you've researched them.  There is a guru here on BP who is extremely detailed on his strategies.  I can't remember his name, sorry, but he buys mainly in Arizona if I remember correctly.  

By the way I lived in Tokyo for about 6 months in the late 80's.  I was singing in an R&B band at that time believe it or not :).

Hi Richelle, I personally don't believe in home inspectors.  I know I probably should but in my experience while buying my own homes over the years, they were jacks of all trades and masters of nothing.  They can't see behind walls or under the ground any better than I can.  I did however walk through this home with someone who works for the city as a home inspector, who my Realtor knew personally but, the (detached) garage had a padlock and I never got to see the inside of the garage until closing day.  I was like, what the hell is that?  Beneath the cracked cement, the ground is receded by about 6 inches.  The area is sandy and there is no actual hole, but I'm so scared its the beginnings of a sinkhole.  I doubt my insurance covers sinkholes so I'm screwed if it is one.  I've had two cement companies tell me it's not a sink hole but I don't believe them.  They just want the work, but no work will be done to the garage until I have the ground tested because I might have to lose the entire garage which would be a shame.   Thanks very much for the tip on the flooring and windows.  That sounds like a plan.

Well here's a few more reasons to appreciate your lipstick rehab :).  I've got buckled and damaged hardwoods from the moisture in the basement, 8 of the windows are as old as Methuselah,  and worst yet, the 2 car garage has what appears to be the beginnings of a sinkhole on one side.  The structural integrity of the land behind the home has yet to be determined and I don't even know who to call to have it thoroughly investigated.  I wish I were standing in your shoes right now :).
