@Jonathan Bigelow  Your story sounds painful and Im sorry you had to go through that, but knowing what you went through will help people like me who are in the process of vetting this company.  Just 5 minutes ago, I posed some questions in the most recent Roofstock thread as follows:  Will I be able to get info on the tenants like, their pay history, issues the tenants had with the property etc, because knowing these things will shed a whole lot of light on WHY THE CURRENT OWNER WANTS OUT.   Thank you Jonathan.

I'm very interested in Roofstock and in my effort to vet this service, I have a few questions please.  

1.  Are the in place tenants Nightmares, and that's why the current owners want to get out, lol?  

2.  Does Roofstock divulge any info on the tenants for example any issues the tenant has had with the property?

3.  Is the tenants pay history divulged?

The one thing that I required and insisted on is that the tenants paid me via my bank account.  I took no cash, and if they couldn't pay via quick pay, they had to live somewhere else.  Also, I rehabbed the home to withstand Renters so I got very few calls to fix anything, but when I did, I had people in the neighborhood that would address any issues.

Trust me Richard Ring, I interviewed the property managers in that part of town and they were shady as all hell.

Dave, what I felt was unfavorable and the reason for my rant was the fact that I was misinformed, uninformed and misguided.  Yeah, I came out of it (ok) in that I did make a profit thank Gawd, but to me the process was not fun and had it not been for my determination and will to fight through the BS, things could have gone even further left.  Thas all Im sayin.

However, if I had known I needed a QI for the exchange, I certainly would have gone that route. I asked my accountant about a like kind exchange and she said oh, that's not allowed anymore. Omg just shoot me.

I just don't want to manage a property so far from my home anymore. When the tenants lease ended last September, I told them I would NOT be renewing it. For three long years they refused to pay on time. I put up with that shyt for waaaay to long and had I depended on their payment to pay a mortgage, I would have lost the damn house, so I'm just glad to be done with them and the property.

Mark I would truly appreciate your referral. Finding accountants and attorneys who understand rei have not been my strong suit. Even after specifically seeking them out, sitting down and discussing with them in detail the need for creativity as it relates to the tax laws which we all know are not black and white. I will dm you and thank you very much.

You guys and gals are amazingly generous with your time and knowledge. I'm going to print your postings and crawl under the staircase and study them:). This information is invaluable, but it's really difficult to understand. I mean the terms and math alone are enough to scare people away. For that reason alone you're gonna get people like me who just jump in and hope for the best, and they will have regrets, they will lose money, but at least they will learn what NOT to do.
