That's a good point and kinda makes me think about this in yet another way that doesn't really seem fair. It's almost like he's using the investors funds to fund his deal, and make money on the rehab, and then charge me 50% in the end to do it. Genius! When I asked him why the split should be 50/50 he said he's doing the rehab at cost. I thought his answer would be along the lines of I found the deal, so he surprised me with that answer. I'm so confused.

Hi, I'm really new and still trying to understand as much as I can before I make any moves and I'm exploring a lot of different types of real estate investments. So my latest scenario involves a wholesaler/rehabber whose deal goes a little something like this.

He finds the deal, I purchase the house and I pay for the rehab, then we split the profits 50/50? This does not sound right to me since I'm the one funding the entire project.

Is this the normal structure of a wholesale deal of this type?

I used one to sell a property last year, and so far, nobody involved went to jail, :)

Thanks Ryan. I tried this a year ago and got burned to a crisp. Purchased a condo that the HOA would not allow me to rent, so it sat for a year vacant until I sold it myself. No more condos.
