I discovered BP about 5 years ago and I thank God I did.  This site gave me all the information and courage I needed to take the first step and without BP, I don't believe I EVER would have taken that step.  I did my thing back then and just recently came back to the website to learn more.  I literally listen to the podcasts every morning on my way to work and I cant tell how invaluable the knowledge is in those pod casts. Oh My GOD.  Thank you so much for the effort and attention to detail you provide to us.  You are AMAZING, your members are AMAZING, and I think its waaay past time that I upgraded my membership.  I dont know what you get with upgrading, but I just want to give back.

I held on to a late payer for 3 looooong years, and they paid hundreds of dollars in late fees.  It was a pain having to send out a pay or quit every month, but they always paid, eventually, and they kept the home clean so I dealt with it.  

So, can you deal with it?  That is the question :).

I didn't know there was anybody in Texas that didn't smoke, lol. Seriously though, they sound like good tenants and I wouldn't want to lose them over this especially if they're not smoking inside. I would continue to express my dissatisfaction with cigarette butts being left outside the property and just fine them or something if you can.

I would also make them sign something that allows you to show the property from August through whenever it is they leave or while on the month to month.

A bird in the hand is better than two in the bush. If they left in August it could take you till December to find a new tenant anyway so I would let them stay until December by ending the lease in August and going on a month to month. Then I would start a new lease based on the best months to rent in Alaska?

Once you find the property you like the next question should be do you know a good home inspector. However, home inspectors are jacks of all trades and masters of none. I have in the past hired people to inspect the roof, furnace, foundation, and the mechanicals as those are the most expensive to repair and the most important.
