@Charles Carillo thanks for the feedback. I have floated the above returns, 8.5% pref and 64/35. We are offering on these deals based upon those figures. We would always have the ability to scale that, if investors would be happier at a different split. So far, the ones I have discussed that with seem very interested. I also want to make sure that we aren't keeping it too slim for ourselves. It sounds like we may be a bit over the top. Not sure if it makes a difference, however, we also aren't building any of these offerings with a planned liquidation. We are looking for investors who are in it for the long haul. Any experience there?

Looking for advice from experienced syndicators on what works best to attract investors. My partner and I are investing in RV parks and bringing investors into our next deal.

We are analyzing the parks now using an 8.5% pref and a 65/35 waterfall. We want to give our investors great returns and while I feel this is a generous structure, I'm curious to hear from those with experience. Is this too generous? Is there something that works better? Are two tiered models too confusing?

This is an asset class I specialize in. The due diligence when compared to a single family or small multifamily is much more involved. I would highly recommend bringing in an advisor or broker with specific experience and knowledge in this asset class.

I have seen many of these parks trade hands on a handshake and a dream, however, you could be taking a huge gamble if you don't get microscopic on the front end. One great resource is RV Park University, by Frank Rolfe and Dave Jenks. The most valuable thing they give you is their due diligence manual.

This thread seems to have some staying power. To keep it current, I studied with the RV Park University curriculum. Frank and Dave overall did a good job on this and give you a great model for conducting due diligence. The audio series had its gems, but the DD manual was worth the cost of the course.

Hey Katie. Lots of great advice in this column. My partner and I are doing what you outlined and are building some great systems around finding deals, investors, and putting it into action. Did you get your first?
