Post: TIF Financing - Need a Referral

Hello all,

I am looking for a referral to an attorney or tax expert who can help me navigate a project. We are working on right now in Foley, Alabama. We are building an RV resort with an accompanying RV dealership and are looking for tax incentives available to us, such as a TIF, and for help applying for them. Who do you know/use/trust?

Mario's advice is sound. Unless you use a broker who specializes in campgrounds and understands how they work, you are likely wasting your time/money. At the same time, you're not going to want to go in blind, especially if this is your first campground. The due diligence on these is way more complex than most real estate and you don't want to miss little things which can cost a ton. My advice:

1. Get educated on how to buy a campground. There are books and courses which will help you (happy to recommend a couple).

2. Find a mentor or a partner who has experience.

3. Get a good real estate attorney, preferably one who has experience in RV destinations. There are specific contractual clauses you'll need for these properties.

Hi all! I owe a ton to the BP community, as I came up as a real estate investor and ventured into my current space of syndicating, campgrounds and RV resorts. I have a question for those of you in the startup space, who may have experience accessing venture capital and start up seed money. We have built one heck of a business, bootstrapped and filled with our blood, sweat, and tears. We now own five RV destinations properties, control our own management company, and have a pool of investors who have helped make all of our deals happen. Really a great success for 2.5 years in business.

The trouble is, we have a goal to hit 100 campgrounds, and at the pace we are going would not get us there soon enough. We are taking our first go at raising capital for our operating company, to hire some key positions, so that we can scale quickly. I'm looking to those who have accessed venture capital in the past for guidance on the best place to find this type of investor. There are a ton of conferences and groups out there, but I don't know if they are worth it and what is snake oil.

If you have raised startup capital, I want to know...

1. Where did you find your investors?

2. If you were to go back and do it again, what would you do different?

I've got a great pitch and an outstanding opportunity, so long as I can get it in front of the right eyes.

Who knows a thing or two about creating and selling carbon credits? I heard a fascinating podcast on the topic and would love to meet someone who is working in this space. I have a lot of questions about how this is done and potentially a massive market. Thanks!

Hi all!

My group and I are in the process of purchasing a big RV park in Central Florida which has some development opportunity in it. We are knee deep in our due diligence and while we have experience purchasing and operating parks, we are inexperienced in development. We have an opportunity to add RV storage and potentially a MHP on an adjacent parcel. We are hopeful to connect with other developers and operators in Central Florida, who have experience in estimating the development costs for RV storage and MH. We are also open to referrals for good contractors. I will be in Wildwood later this week and would be happy to meet with those who are available to connect.

@Don Spafford @Naomi Moore I completely agree with diversifying that investment and putting it into different buckets. Weather the storms and take advantage of the seasonalities of certain assets. Don mentioned investing in syndications (passive investing) and also looking at RV parks and RV Storage. I can tell you as someone who does both of these things, the RV world is booming right now and is a great place to look. It’s where I’m focusing my own investments right now.
