City sewage will always be the better route. @Charlie DeHart would be able to help explain to you better the ins/out of MHP and septic systems.

Hi all, 

I've made an initial verbal offer on a property. The agent is saying they will give me a 3 day inspection period with closing in 15 days. Am I assuming correctly I would only have the three days to do ALL of my due diligence? I haven't signed the contract yet. And they don't seem to want to budge on the three days. 

So, hit me with all of your thoughts, advice, and comments. Thank you all, again, for your help.

@Crystal Smith That's a great idea! Seriously. This is why I love BP. I'd have never thought of using a warranty plan, and I had one on my own home when I bought it!!! *facepalm*

One only need to look at the VFW or a similar group of members to see the types of benefits possible. How it's set up is, of course, is WAY above my paygrade. I believe you'll need an HR Benefits experience person to help get that ball rolling. 

But, if your membership base is big enough, my guess it can be done. They have health/auto insurance benefits. Travel. Purchasing. A whole host of options. 

As for the credit unions, I'm fairly certain it can be done with a national chain.

@Crystal Smith What a great idea using warranty plans! do you issue that to the tenant or allow the property manager to utilize it? How do you factor that into your analysis when buying a property? Does it allow you to negotiate a lower price on your PM if the tenants use it instead of calling the PM when a repair is needed?

@James Barnhart Thank you. I've finally received a referral for an Florida attorney so I'll reach out this week and get the contract started and I'll be sure to have the repair contingency in there. 

My main concern is that is is listed as turnkey but the photos suggest otherwise.

Thank you for reply! Always a good thing to know, as we don't deal with termites where I live in Utah!

@mary Shea Thank you for the reply. The realtor listed the property as "turnkey" and no repairs needed. So, if I make the deal and start my due diligence, what recourse, besides not buying, would I have against the listing agency? 

I know to expect SOME minor stuff. What should be my main concerns? The big items like roof, plumbing, and electrical I assume?

Commercial loans, unless it's owner financed, will more than likely require 20-25% you may be able to have the owner drop the price so you can meet 20% and then they carry a second for the remainder. But depends on if the bank would allow a second. 

But you may get away with ten. Tough to say sometimes
