Start with MACU. Or a LOCAL (not Wells, Chase, etc.) bank there in BC, maybe even Zions. But it's a commercial loan, so do your homework on how to present those to lenders. It's nowhere as easy as a residential loan. I'll have to look in my library. There's a fairly decent book on presenting commercial property to lenders. Send me a note and remind me. I couldn't find it on my amazon list and I'll have to charge my Kindle as it's on there.

@Kate Weinberg I'm glad I'm not the only one in SLC who realized the market is ridiculous right now. There's a ton of options in a ton of places besides here. Sadly. I'd rather stick close to home but alas...

@Rex Lindsey I'm out of the UT market until it REALLY cools down. Even in WVC the prices are ridiculous anymore. Up on Ogden there are some good deals to be had, but you have to be quick. It may be, and probably will be, the market will sustain this growth for a year, maybe two, but we're due for a recession, and I think prices will come back to, somewhat, moderate levels to start in vesting in UT.

As long as you've lived in your home two years, you shouldn't be paying capital gains up to $250,000 in gains (single), $500,000 if married.

@Amber Feller Look up a local REI club. It's SLC so there are plenty here. Attend one or two different ones and you'll likely find someone you'll connect with and see if they're interested in letting you help out on a deal or two so you can familiarize yourself with the process.
