I'm an out of state landlord doing some upgrades in a SFR rental. It would be a combo of carpet in the bedrooms and vinyl in the living areas. The prop manager requested a quote for Luxury Vinyl planks but the vendor came back with Rigid Core Vinyl. I did some reading in different websites and it appears to be frequently used in high traffic, commercial installations. Has anyone ever used it in a residence? Thanks,

@William R. Matthews IV Consider me your mother's BFF. I am 66 yo, recently retired and opted for a self directed IRA vs Solo 401K. When I learned that managing my existing rental properties did not qualify as a business, I went the SD IRA route and have no regrets. I used Sense Financial @Dmitriy Fomichenko to establish my SD IRA and the custodian is IRA Services Trust - checkbook control was crucial for me. Both are top notch in advice and patience as I also approach the 701/2 witching age. I recommend without hesitation.

I can also recommend Bill Exeter. I used his firm to do a 1031 exchange three years ago - excellent support and infinite patience with my endless questions. His website is full of info on how the process works. Plus you can do an also just set up an informational call without the pressure of signing on.

OK, so far I find the new site much more intuitive and easier to  use. While I'm still a newbie, the old site made me feel like a dummy too.  Great job.

I have two rental properties in St Pete and now use ASI (American Strategic Insurance).  Like you, I was with Citizens until I was moved to Southern Oak.  ASI gave me a slightly lower quote but only after I raised my deductible. Good luck! Insurance in Florida isn't easy or cheap.

I am an out of state investor planning to do a 1031 exchange in Texas and would prefer to use a QI in Texas. Can anyone recommend a firm they have used before? Thanks in advance.

@Account Closed I have never been to Milwaukee but I live in Florida, just up the road from you in St Pete. I find Investing in this area is challenging to reach any decent numbers. First, there is required hurricane insurance (no small number). Now we are looking forward to mandatory flood insurance in the near future. Congress caved this session and postponed the legislation for a few years but it's only a matter of time. As for me, I am looking elsewhere.

@Jeff Greenberg I haven't made a purchase yet. I am still in the research phase but, so far, the prospects are still positive. I'll be there this weekend to meet with RE agents and property managers as well as see a few possible properties. After spending so much time on Bigger Pockets, I'm thrilled to be actually DOING something. I'm sure I'll be posting more and more questions after my visit. Thanks,

@James Syed Thanks James. My first post and my first response. My strategy for now is to buy and hold. I am a novice as well as an out of town investor so no fix-n-flip for me yet. I'll need more experience, resources and confidence before expanding. I have been diligently following BP this past year while researching locations as well as types of properties and had decided on a small multi in San Antonio. But I was surprised when both local agents recommended SFRs instead and wondered if I missed something in my research.
