Not really in agreement with the previous statement .. 

All lenders really want is their money. The headache of taking over a property especially smaller fix and flips isn't what the lender is signing up for if they actually fund your deals. 

Some lenders that I know, in a case of default would rather sell the note than take over the property.

Hello @Lauren Minkoff I am a commercial loan broker in the NY area and you can use a portfolio lender for buy and hold properties. They typically come in less than a hard money lender but more than a conventional lender. Feel free to pm me with any questions

There can typically be an application fee and some lenders actually do charge a due diligence fee which will cover the inspection appraisal and legal fees 

Points should always be taken directly out of the loan

If going the non conventional loan route....Usually 20-25% of the deal will get it done in most cases. find something that meats those parameters and you should be on your way

I maybe providing a solution for a problem not in question, but I always suggest to start off with more than a single family investment property. The path to 100% vacancy is to clear cut. Unless you have solid reserves my suggestion is start out with at least a 3 family
