This probably goes without saying, but are there specific towns in the White Mountains Region that are more desirable for winter vacationers than others?

I visit the area in the Summer months, and stay in and around North Conway with visits to the Franconia Notch area. I imagine the same areas are popular in the Winter as well. but are there specific towns/areas folks steer clear of?

Just curious.

@Michael Murray Thank you so much for all these details.  So helpful, in trying to understand the landscape.  I'd like to try and do exactly what you are doing.  Use the property in the Summer, and attempt to est it out the remainder of the year wherever possible.

Is this a condo or a SFR?

I'd be content breaking even on the property, just to have a property being paid down, while having the ability for my family and I to use it annually. 

I'm about 4-4.5 hours away, so I couldn't clean it myself. I would certainly require a management company and a cleaning service. 

How is your heating bill in the Winter?  Do folks take advantage?

@Axel Ragnarsson Appreciate the details.  I don't necessarily want to buy in North Conway, in fact I'd prefer not to unless it was an incredible find.  I normally stay in Bartlett or Jackson.  So a surrounding town is what I'd be looking for. 

I completely understand what you mean regarding establishing systems. I have that on my "To Do" list. However, at this point talking to folks like yourself is helpful toward that end.  I also, would like to talk to owners in a condo community that may interest me to see what their past experience has been. 

I haven't started looking at any specific communities just yet.  I only brought up Seasons in Bartlett, because I stayed there.

@Tom Hutchings Thanks for the feedback.  Your suggestion makes a lot of sense.  What are the more desirable areas in the White Mountain region?  I typically stay in and around North Conway, but it's quite busy.

Where are most folks looking location wise?

My family and I travel to the White Mountains for vacation almost annually, it's our go to spot in the Northeast. Every year we rent a SFR or condo in the North Conway/Attitash area.

I've recently been considering purchasing a vacation condo in that area for personal use a couple of weeks a year, and renting the remainder of the year.  Now while on the surface it sounds like the way to go, I understand that many pitfalls accompany this type of investment scenario (e.g HOAs, Property Mgmt, Special Assessment, Association Cash Reserves, etc.)  That said, I'd still like to do my research and try to understand the landscape including owner experiences.

I've personally stayed once or twice at Seasons Resort in Barltett, NH near Attitash.  Anyone have experience owning in this condo community?  If not, what about this area in general?

At this point, I'm just trying to gather data and hear from others who have had success or failure in the area.  Any information or feedback is appreciated,

Had my discussion with him this weekend. He was very interested in sharing his experience and the steps he took to get there. 

I picked up some helpful tips and insight.  One thing that made me feel as though I was on the right track in my education as many of the terms and concepts he mentioned were completely familiar to me. 

Looks like this stuff is actually sinking in!

@matthewlaggis I  suppose it depends ultimately on the deal,  but I never thought the returns were as good on SFRs,  die to the rents that needed to be had.  Also, as a say to say renters, mulit-famikies seemed more attractive than a house. 

This may not be the case with vacation rentals,  but these are a couple of the things that cross my mind. 

That said, I am somewhat of a newbie and haven't done any deals yet. So I could be off with these thoughts.
