Carlos Araujo - congrats on getting into real estate 1. Don't believe anything you see on tv. 2. The money you have really depends on where you want to invest and what type of deal you find. To use other people's money most investors/hard money lenders will want you to have 25% skin in the game. They will also see what the deal looks like. Lastly they will want to know your experience and confirm you know what your doing. If it's a good deal investors will give you the $, I suggest to people to partner with someone experienced so you get it under your belt - i think paying $20k for real world experience will beat whatever you pay for a seminar any day

@Account Closed - you are correct but what they do is (for a fee) will make sure you are doing it properly and offer a protection plan warranty

Steve Cody I would recommend reaching out to Laughlin group in Nevada. They will set you up with what structure to use as well as assist in making sure your doing it right. They have corporate veil protection program as well. Highly recommend.

Bradley Scruggs - FYI - when dealing with rental properties under $400 a month you are more apt to have larger vacancies, larger repair costs and higher eviction / legal fees

Steve Haight - I use canva - I typically hire someone on upwork or Fiverr to do my flyers and it costs $5 per.

Jonatas Silva How many units in the complex ? How financially stable is the condo ? For me that's putting too many eggs in one basket and if anything I would look to sell of several of them.
