Journey of a Newb...

Hi, BP! My names, Bryan. I've been flirting with the idea of investing in real estate since sometime around senior year in high school. Coming from a well to do but broke family the idea that I could be a real estate investor at that time was like claiming to be the next Elon Musk or something. Unlikely. Fortunately for me...10 years later...After many twists and turns in life I've come full circle to embrace my ambitions of becoming a huge rei success story! So stats... Started investing back in April and here's where I'm at: Bought 100 bandit signs as my first expenditure from which I received about 40 leads. Out of the 40 leads and 2 months I put my first home under contract!!! After countless hours of marketing and networking, and 30 days, I had to admit I paid 20-25% too much for the property and had to negate the contract :(. After this I decided it best to learn from the inside so I got a job as an ISA (phones) at a large realty company. That was 4 months ago... Now...after learning some invaluable information from that job I'm re dedicating myself to my marketing and private investing. In the last month I've put out another 50 signs and just went to contract on a 2-1 900sqft for $4k! Prior to going to contract I reached out to the biggest wholesaler in our area to ask his opinion on the deal and to see if he'd be willing to do an equity split on the deal and he agreed. Not sure if this post will help any of you guys starting out too but I figure comparing strategies couldn't hurt. Looking for any and all suggestions on additional low money marketing methods as well as anyone in the area willing to work with a Newb! Thanks, Bryan
