@Theodore Xenos - Do you already own the lots? If you bought them at a price well below current value, it may be easier to meet the requirements of spending an equal amount to improve the property.

Impressive numbers! 

I've heard it can be tough to make numbers work in Tahoe area.  I'm curious to hear more about these two properties. What areas? Did you remodel both properties?

@Jason Staine - I'd be happy to help out by making a few improvements to the site - free of charge. Then I'll give you a few pointers & ideas on next steps. I wouldn't recommend paying for marketing services quite yet, as the site isn't likely to convert visitors to leads.

@Michael Botha - Do you have specific requirements of what you are looking for in a CRM? How often are you reaching out to your contacts currently?

@Julie McCoy great point about a lack of regulation not bring a good thing. It seems likely that nearly every market will have some sort of regulation. Better to know what it is ahead of time than get hurt later on.

Looks like you manage your STRs remotely. Were you familiar with the area prior to investing there? Or did you choose specifically because it looked like a good market?

@Jason Staine I don't know much about Lead Propeller so can't comment. I haven't used Investor Carrot personally and know many people are happy with it. Like any tool, it depends a bit on how you want to use the software. There are a lot of features that you likely won't use. 

With your current site, make sure you make it clear why someone should contact you, (i.e. "we buy new jersey homes quick for cash." Make sure you update things like the meta title, which currently says "mysite."

Looks like this is built on Wix. Did you set it up yourself - or hire someone to do it?

Yes Hubspot's CRM includes deal tracking and you can organize documents. It's not specifically made for the real estate industry, though it should work for most needs.
