I am looking at a 46 unit deal &  would love to know your strategy used to get seller to write you a check for a repair credit of 21k. The property I am looking at is in need of interior cosmetic repairs and hopefully I can implement same strategy/technique you used.

I myself am saying goodbye to SFR and throwing my hat into the multifamily arena. Two books I would suggest reading is What every RE investor needs to know about Cash Flow by Frank Gallinelli & Commercial Real Estate Investing for Dummies by Peter Harris. The first book mentioned has really increased my confidence level as it has better equipped me to analyze the numbers. It provides a great deal of examples & demonstrations of key financial measures. The second book is an easy read and straight forward.

What CAP rates are similar properties trading for in this market? The expenses appears to be on the low end of the spectrum...Why is this , class A property, recently built?

@ Don Meinkr   & @Brandon Battle...,..I am considering this route if it makes the most financial sense. I will not go back with a fiberglass tub. If my contractor feels it is feasible to go with a porcelain cast or steel tub , it will be done. Truly appreciate the input.

@ Rob S ........Thanks for the resource. I will look to see if Miracle Method is located in the Fayetteville NC area. I came across Ace Refinishers . Fiberglass inlay 16"x 36" repair of tub bottom runs around $375. Not sure how long repair will last. I am looking for the best permanent long  term solution. This takes precedence over cost.

@Matt Clark ... I read about inlay repairs of fiberglass tubs. Is this the same type of repair you had done? If so how long does this type of repair last?

@Rich Johnson .... The crack is at the bottom . I have not seen is I am an out of state investor. Property is in Fayetteville Nc & I am in NY. Was told crack is from side of tub almost to middle & barely visible.

Hi BP Family.

Was wondering if anyone has experienced a cracked tub? My tenant has informed me that her tub has a crack of unknown origin. I had a plumber come out and he is suggesting replacing the tub. Not sure if he is trying line his pockets of if crack can be repaired. Has anyone repaired a cracked tub and if so what was the outcome? I  would like to employ the most cost effective remedy. Thanking you in advance for your feedback.
