Post: Cheap double pane windows? Do they exist?

I am paying $200 per standard window Installed and capped.

If there are single pane windows in a home I purchase, the new ones go in. A tenant will move out quickly when their heat bills sky rocket. So the added expense reduces my long term hold costs on vacancy and tenant turnover.

I have never dealt with Mr. Rowe, but the name sounded familiar. Sure enough we are Facebook Friends. That doesn't say much because for a long time I accepted and all friend requests so I have just shy of 5,000 friends.

Anyway, I wanted to know why that name rang a bell, and boom there it was. RENATUS. If you know what Renatus is, this is the 2nd coming of what was left after the fall of Nouvea Riche

That is all I can share. Never met him in person that I can recall, never done a deal. Just know the name Renatus, and know it is more a MLM than anything else.

He ran a thing called FreeLambo.com where if you referred enough people into the MLM you could buy a Lamborghini.

@Geoff S. thanks for bringing that up. The other day I was searching for "Chicagoland" but got the thousands of posts with Chicago in it.

@Joshua Dorkin is good at this stuff. I am sure he will correct that quickly.

I am glad you look at it in that way @Ali Boone must would just run for the hills and never invest again.

I dont' do my own work. I buy, fix and rent primarily. I do flips on occasion. I have done lending and tax liens as well. But I like the renting. But I prefer to buy and force appreciation through rehab, plus if I run the rehab process I know the property has been completed to my maintenance standards.

@Ali Boone really your first purchase was out of the country? yikes. How did that go for you?

As to investing out of state it comes down to a person thing. For me I only invested where I have people I trust fully and completely both with Real Estate and in other aspects of life.

As to making the decision for out of state investing, I get why people in expensive markets like LA or most of California feel the need to get out of state. for me, it had to be a huge investment with a killer return, as where I am at, there are plenty of options within a quick drive.

So, I guess I ask people what they are after? A ROI? Turnkey? Handsoff? DO they want to buy property and hope to build equity over a long haul? Are they more up for being a private lender and just earning a steady return?

I was about to type up a thread just like this one. Luckily BP shows similar ones so I didn't duplicate it.

Yes I have done deals with SEVERAL members on BP. I am proud to say that! Not just meeting them in person, which is always great to just network and meet new people with similar interests, but it is awesome when you do deals together

@Dave Wilkerson @Matt DuSold @Andrew Leth are just a few. @Larry Karp is yet another.

I am grateful for the deals that have been accomplished and the monies made, but also for the friendships we have formed.

Wow @Michael Smith for a second I thought you were Alec Baldwin in the movie Glengary GlenRoss. Honestly, for that reason I was hesitant to refer you to anyone.

I wouldn't want the person getting mad at me for having a bad referral, as I am sure you wouldn't be happy with me if who I referred you to was a waste.

SO I like to get to know people, and at a start, putting a face to a name, is important to me.

What is the zoning? are the units Legal units? If you feel it was converted was it converted properly?

Having 1 furnace, means landlord pays the heat, did you add that in to your rental numbers?

Would you be buying and holding, or buying to flip? This doesn't seem to make sense as a flip but as a hold, to get 1800-1950 a month for about 70-80k investment?

1800/month with an outlay of 80k is a 27% return.

The market is ever changing. Appraisals are good to have in that you want the end buyer to get approved for financing, but what properties are actually closing for.. CLOSED not listed and active, those speak volumes.
