We also called around and got about the same price with other architects.

Really? Everyone keeps saying that, that the price is low, we didn't question it because the last architect that did a set of blue prints also a custom plan of 2000 Sq ft cost us $2000 and it passed city inspection and we got permits for it built it and sold it, so the $3200 this new architect priced us seemed fair for a 3000 Sq ft. He also emailed us before we made the deal with him with what we would get and it was a full set just like the ones before.

I'm glad to see you contacted the board but it is a serious thing to do so I hope you have given him notice you were going to do so and that you also attempted to find him at his office.  You'll likely get quick response from him by telling him this.

Also, I personally would get a contract from him.

I'm not a lawyer so this is not legal advice :-).

Thank you for the link, I did get a hold of him last night, I asked him what's going on (I kept calm and polite) he said he has just been really busy but didn't explain why he just said he would have them ready today and he did text me this morning to let me know I can pick up today we confirmed today at 5pm. So fingers crossed that all turns out well.

Since he didn't give me a recipe or invoice from the beginning what should I ask him for when I see him today, also should he put in writing that if plans are rejected by HOA or City that he will fix them in a timely manner? I'm not sure what I need to ask for from him.

Hello everyone, a few months ago I asked BP members to advise if a kitchen pantry would increase the value of a house or if we should even ad a pantry and I got a "yes" from a few people on BP, I also needed to know if we should ad a glass shower door to master bathroom or use that money to epoxy the garage floors, I got yeses and no's on that question, so we risked it and did not ad a glass shower door ( you will see pic below of bathroom) and we did not epoxy the garage floors, we instead painted the garage. We did ad a pantry, I found 2 pantry cabinets on Craigslist for $30 pictured below, they needed some TLC well after a good cleaning and some painting they turned out great as you will see in the pictures. So I thought I'd share what went on with this project.

But first I want to thank everyone that took there time to answer these questions for us, you guys are so helpful.

I've included a few before and after pictures and a link to the pictures we used on the listing. We sold the house in September 2015, listed it at $249K and got multiple offers the 1st day on the market and we accepted the highest one of $260k long story short the appraisal came in lower at $247K, but the buyers offered $250K after the appraisal which we accepted.

We have since moved to our next flip which is 5 minutes away from this house (pictures below) we plan to be done with this new project and put it up for sale this year around March or April 2016.

We hope this house we are in now (new project) to be our last "live in flip" (it's very exhausting) we want to do a quicker flip,(not have to wait 2 years to sell).

We are starting a new journey this year with REI, we have accumulated enough capitol through "live in flips" that we are now able to build our dream home on an acre lot (loan and mortgage free) and still have capitol to be able to flip and or build with out having to live in them. We begin this new journey this year and we are going at it stronger than ever, wish us luck ;)

I hope you enjoy this post.

Before pic front

After, added pop outs to give it a modern look and a fresh coat of paint.

Back yard before.

After, pool had to be redone and added grass and put in tile work in patio area (the concrete was very damaged)

Before, main entrance/main living room

After, fresh coat of paint to walls and door.

Before, dinning area and stairs

After, new carpet through out 2nd floor and up the stairs.

Before kitchen

After, the kitchen and master bathroom were the biggest changes (more $$) well you can see the difference.

You can see that we added the pantry (below is the pics of pantry before)

yuk!! but I cleaned it supper well ;)

Like I said the master bathroom was also a very big transformation we had to remove the tub and added a walk in closet plus double sinks, below are pics of before and after also shows my husband working on getting plumbing ready he had worked all day at his job and stayed up working on this till 4 am because the tile guys where coming that morning at 7 am, I always stay up with him to help out as much as I can and take pics. He is such a hard worker, but that's what you need to do when you want to get a head in life, right.

My husband working on adding a walk in closet.

I'm sorry I'm unable to flip the picture over ;( if anyone knows how to flip the pictures please let me know.

After, no glass shower door we just put in a long shower curtain.

added double sinks to master bath and a walk in closet.

Oh yes, my sister did the staging for me I think she did a beautiful job, and that's not even what she does for a living!

If you would like to see more pictures of this house her is the link with the pictures we used for the listing. Let me know what you think. Thank you so much for taking your time to read this post.

I don't know much about wholesaling but you should post on Craigslist. Just be careful of little weasels.

BP is a great place to learn, so hang in there....cuz there is a lot of stuff to learn....living paycheck to paycheck sucks and you are right to try and change your situation.  However, quitting the day job is not a great idea at this point....perhaps you should read Rich Dad, Poor Dad or buy the Cash Flow game and learn about passive income greater than your bills each month....Brandon says 2x your monthly debt and I think that is smart.

On the flip side, I've been married 25 yrs and divorce is a situation that I have witnessed in friends and family and it is never an easy circumstance.  One day your 3 kids will be going off to college and you will wonder how in the world that happened seemingly overnight...do not let your current dislike of your JOB affect your relationship with your family....that is a huge mistake but can be stopped...by you.....why?? You now have BP and a goal to get out of the rat race...it is easier with your wife and kids on board - work together towards a common goal, it will bring you together during the struggle and teach your children how to think like investors and enrich all of your lives....

hope this helps,

Ward

Nice, I like the advise you gave. ;)

Yes I called them today and left a message hopefully they call back tomorrow if not I'll call them. Thanks for the info.

I'm not familiar with house hacking, my husband and I have been "Live in Flippers" for the last 7 years but Jesse Pena has given you a lot of great links, I'm sure that will help you far more than I can :)
