 We built a house in 2008 my husband and I are not contractors but my husband gathered all the man power we needed, he would go to construction sites and speak to the workers to see if they wanted to do a side job that's how we were able to get all the people we needed, we also did a lot of the work ourselves like sheet rock painting and HVAC the biggest challenge was not the fact that we had never done anything like this before or that we built in a bad area and people would steel material to buy drugs, which forced us to buy a fifth wheel trailer park it on the lot and live in it, it was the money and time we did everything cash, my husband was working a full time job 5:30am to 6 or 7 pm (he is an AC tech, and here in AZ the heat is brutal ) and doing AC side jobs after work he would get back around 10 or 11pm than he would pick up the hammer and work on this house we were building, and go to bed around 2 or 3 am sleep for a couple of hours and continue the same rutine. He was doing so many side jobs and putting extra hours to have enough money to finish this thing. We were able to finish a 2000 Sq ft home in less than 5 months. For us it came down to time and money.

We hope to build a 3100sq ft home this year, again we will be our own contractors and if we need to do some work ourselves, we will. Fingers crossed hopefully all goes well. ; )

 You mentioned a track record, how do you make one or start one, all I have is the my bookkeeping and floorplans?

One alternative to doing a 1031 is to NOT sell your first 4 unit. If you live there for a least a year and have financed with FHA, which is only for owner occupants, you can rinse and repeat. Buy a second 4 unit, move there and finance with FHA again as an owner occupant.

I wrote about a friend who di this 7 times in a row, serial FHA owner occupant living.

You will:

1. Need to move every year or so.

2.  You will get the lowest interest rates, something like 3.5%s.

4.  Your mortgages will all be fixed for 30 years.

5.  Your assembled portfolio will be heavily financed enabling you to buy more properties.

Transaction costs for real estate are high, closing costs, points, fees, recording fees, etc.  By selecting great properties to begin with, why sell?  Why kill the golden goose?  I just sold two apartment building that I had owned many years.  They are such good properties that I was reluctant to sell.  The property was not for sale and somebody made me an offer that I couldn't refuse.  On this particular property I was only the second owner since 1941, before Pearl Harbor!  I told the new buyers that this was one factor that said that this was a good property to own.  If the property was lousy and was not a good investment it would have a new owner every other year! 

Hi Dave I have a question on this info you gave, is it only for multi family or can it be also done with SF. My husband and I did an FHA when we bought our fist home in 2002, long story short we took out the equity and made that money grow, so that was the only time we have financed from that point on we have done everything cash, so we are not familiar with financing.

We would also like to get information on construction loans can you point us to the right direction?

 That's great.  That's a reasonable time table.  They'll have to upload your plans to their software and then extract all the measurements to itemize the lumber.  I would recommend you try to get another 2 bids though.  Building materials prices can vary from one yard to the next, but it should be fairly close.  Develop a relationship with them.  If you do this enough, you may be able to get credit terms once they see you know what you're doing (if you know what you're doing :op

College teaches students to work for others, not to be entrepreneur. I know I have a college degree.

 Yes my husband and I have worked super hard and still work hard for what we have and for what we want for our future, it's true the path is made and of course my daughter can definitely follow she sure wants to. We will be her mentors, financial advisers and support, something my husband and I didn't have. 

We are going to place our live in flip property for sale this April and brake ground for our new home in June or July, mean while we will need a place to live, my daughter saw an opportunity at this point, she said that she can use the money she has been saving as a down payment to a house where we can live in while our home is being made. That's how she can start her first investment. So I see she has the eye of an investor already I'm sure she will be successful in this business with or without college.

That's cute, looks like she's learning from you. Keep guiding her the right direction and she will be very successful. My daughter is 18 years of age and has been listening to us since 2002 about REI she and my 13 year old daughter know so much about Investing and RE, when we are driving around looking for properties they join us and we ask them for their input on the properties if its a good buy or not, the majority of the time they get it right, its funny and cute hearing my 13 year old asking if the property is a 3/2 and how many square feet, shows they listing to us. My 18 yr old got her first job at 16 and has been saving since, she is focused on purchasing her first investment by the time she is 20.

Our children are little sponges they absorb what we teach them, so lets show them how to be better people all around and be successful. 

We wish you and your family success in every aspect. ;)

I don't know much about whole selling (we are flippers) but it seems like   

@Joe McCall just gave you all you need to be a successful whole seller, it's all up to you now all you have to do is DO IT. 

Remember in this business you need to be patient, persistent and focused. You can do anything if you are determined.

Great news, I got my floor plans yesterday the architect I was talking about on my post came through on his word this time, he apologized but did not tell us why he kept pushing the date, he also gave us an invoice which says that if the city rejects the plans he the architect will fix what needs to be fixed with out extra charge. 

I was able to speak to another person that has used this architect before and he said that he is a bit disorganized and kind of a slacker that he needs to be pushed, but he eventually gets it done. So I guess we wont be recommending him anytime soon :(

But we are happy that we finally got the floor plans, yay! hope to break ground June or July of this year. 

I have a question does anyone know who we can go to that can measure the floor plan to get the exact lumber amount needed for this house? I know its not a contractor I just don't remember what that person is called or where I should look for one, you just pay them an amount and they tell you exactly how much you need.

Any help would be great. Thanks again everyone again you are very helpful.
